I will mention just a few situations that may occur throughout the duration of your loan relationship. CHANGE TO THE MORTGAGE ON THE ANNIVERSARY

At the time of the renewal of the interest rate fixation (refixation), the client should only update his or her situation with a personal mortgage specialist. If the client receives a refinancing offer from their mortgage bank, the mortgage specialist will tell them what an optimal interest rate should be, and the client will be able to ask for a possible reassessment of the rate (if the rate is higher than it should be or than the competition can offer), or the mortgage specialist will prepare documentation for a bank change, with more favorable conditions for the client.

A change to the mortgage by refinancing the mortgage is only the second alternative if the current bank does not agree to the reassessment of the interest rate.

Change to the mortgage due to the sale of property with a bank encumbrance

Whether you are already our client or not, you can get into a situation when you will need to sell a real estate with an encumbrance. Most likely, the buyer will also want to buy your property with a mortgage... What about that? The mortgage specialist will help you with this, and they will also be able to handle the situation when your sale is followed by a further purchase, even if it is again a property with the seller’s encumbrance.

Change to the mortgage due to the exclusion of a co-debtor

The change to the mortgage due to the exclusion of a co-debtor is a situation that can happen if there was insufficient income when applying for a mortgage at the necessary amount. At a time when the income is sufficient, it is possible to request a reassessment of the client’s income/creditworthiness with the aim to exclude the co-debtor (guarantor). If the income is sufficient, banks will not oppose the exclusion, even in case of the co-applicant’s partner or spouse.

In these situations, the mortgage specialist will calculate whether the income for the required changes is sufficient and will help prepare all the documentation for the bank, including the need to resolve property value issues, legal assistance and other related matters.

Change to the mortgage due to the loss of income

Life brings with it situations that are hard to predict. Once they happen, it is necessary to come out of them with as little damage as possible. So what is the possible change to your mortgage if you unexpectedly lose your income? This is best arranged by a mortgage specialist. Before a mortgage repayment becomes a nightmare for the client, the mortgage specialist will contact the mortgage bank and explain the reasons why it should help the client in times of difficulty – for example, by postponing the repayments.
